Management

As a full service association management firm we can provide your association the management services you need. We prepare Board and Membership meeting documents and assist in the enforcement of your governing documents including the Florida Statues. We collect and present competitive bids for contract work and perform inspections once work is completed at the Board of Directors request.

We communicate with your attorney regarding any association matters including collections and litigation.

The management team will work in priority order of scheduled maintenance set by the Board of Directors. While assisting the committee’s set up by the Board of Directors we will also advise on any projects your owners/committees may complete themselves.


Finance

We provide full monthly accounting services including the preparation of the annual budget. Our reports include current month and year to date budgeted comparison reports to the treasurer of the Board of Directors monthly. We keep your reserve schedule updated each year as costs fluctuate and expert opinions are gathered on the expected life of your reserve items.

We provide payment to your vendors and collect the association assessments as required. We assist in the preparation of any special assessments and prepare Notice of Late Assessment letters as needed. We also will work with your bank to order any coupon books or incorporate links on our website to make online payments for your owners.


Record Keeping

We keep an official roster of members while maintaining the updated voting certificates, electronic transmission approvals, and official association email lists to help communicate with your owners. We forward all requests/forms to the Board as they are received for review and approval.

We work with your registered insurance agent to maintain all active policies and distribute to your owners as requested. We assist in any active claims and communicate with the Board of Directors as needed.

We provide safekeeping of all of your association records including meeting minutes, leases, permits, licenses, registrations, insurance policies, & contracts.
